These inspections generally take around 2-3 hours to perform depending upon the condition and size of the property. When the inspection is performed by a Professional Home Inspector the buyer should have the information to know what to expect from the property if they decide to purchase it.
New Home Inspections
These thorough walk-through reports are for new home buyers who want to identify punch list or "do-over" items. Remove - This service usually includes multiple inspections based upon the desires of the new home buyer.
Construction Stage Inspections
Construction Stage, or Phase Inspections, ensure that your home is built properly from start to finish. These inspections typically involve at minimum three walk-through inspections at the following stages: Pre-slab, Pre-Drywall and Final Inspection. This service may include additional inspections based upon the desires of the new home buyer.
Condo / Villa / Townhome Inspections
This extensive inspection of the condominium's or villa's interior looks at the structure, mechanical and electrical systems along with the built-in appliances. The Condo or Villa inspection often takes about 2 hours to complete (depending on size).
Pool / Spa Inspections
Just as a home inspection informs you about the condition of the home you are interested in purchasing, a pool inspection informs you about the condition of the pool or spa. The intent of a pool inspection is to evaluate the current condition of all accessible pool and spa components.
Wind Mitigation Inspection (insurance)
This type of inspection evaluates the home for existing wind mitigation components such as roof shape, roof deck attachment, roof to wall attachment, and windows and doors. This type of inspection has the potential to reduce your wind insurance premiums.
Four Point Inspection (insurance)
A four point home inspection is basic and limited, and usually required by the insurance company on homes over 30 years old. The age and condition of the roof, electrical, HVAC and plumbing systems are all assessed, but this is not a complete home inspection.
Energy Rating Inspection
Energy rating provides the homeowner with valuable information about the energy efficiency of the home. An energy rating (audit) is an extensive assessment of the building envelope, and may include a blower door test and duct leakage test. We recommend you get an energy rating at the time of your initial home inspection for the most thorough understanding of your home’s energy needs. That way you can have an indication of how the home will perform in relation to other homes . An energy audit lets you know the “MPG” your home will get, as well as what you can do to improve your home’s performance.
Senior and Disability Safety Inspections
Older seniors have special requirements with regard to home safety and security. The following items are examined with senior safety and accessibility needs in mind: doors, windows, stairs, trip hazards, bathroom layout, smoke and CO detectors and exterior areas such as walkways and lanais. This type of inspection would also be useful for anyone with mobility/disability issues.
